Renovation and furnishing for property owners and investors in Dubai. Planned around what the property will be worth.

Trained as an interior designer, I have spent most of my life around construction. I assess the property, set the scope and budget, build the right team for each job and stay accountable for quality, time and money until handover.

Most of the work is invisible in the final photo. This is the part clients pay me to get right.
Concrete, blockwork and a budget. The inspection decides what the property can become and what it should cost.
AC, electrics and plumbing go in before anything pretty. Most future leaks and callouts are prevented here.
Ceilings, walls, floors and the kitchen. Quality control on every trade, snagging before anyone signs.
Furniture, light and textiles. The property is ready to live in, rent or sell on day one.
The first three stages are a visualisation created from the photograph of the finished Dubai Marina apartment.

What I take on

Investment renovation
Upgrades planned against resale or rental value. Engineering and wet areas first, kitchens and bathrooms next, the visual layer last. For owners, investors and flips.

Commercial fit-out
Offices, cafes and retail. From the first assessment through quotations, contractor selection, procurement and site control to handover.

Furnishing and turnkey setup
A newly bought apartment or villa made ready to live in, rent or sell. Measurements, budget, selection, ordering, delivery and installation.

Renovation for your own home
Taken on selectively, when the budget is realistic, the stages are defined and changes are documented.

Property assessment
Before you buy or renovate: technical risks, essential versus optional spend, and a realistic scope of work.
Measured in dirhams
- AED 3.1M → 3.6M
Market value of a JBR three-bedroom after a two-month, AED 160,000 renovation.
- AED 120k → 250k
Annual rent of a Business Bay office before and after its renovation.
- AED 90k → 105k
Annual rent of a Business Bay one-bedroom after two weeks of renovation and furnishing.
- 20% ROI
Final return on the Marina investment flip, after the actual sale.
- 3 weeks
To design and deliver a working office in JLT.

How a project runs
Inspect
I visit the property, check the technical condition and listen to what the space needs to do.
Scope and budget
Contractor quotations reviewed line by line. You get a proposal with stages, dates, inclusions and exclusions.
Team and procurement
The right trades for this job, materials ordered to the programme, deliveries checked on arrival.
Build and control
Site control on quality, time and budget. Changes are documented before they are done.
Handover
Snagging, cleaning and final setup. You receive a property that is ready, not almost ready.

Own in Dubai, live anywhere
Many of my clients are abroad. You approve the scope and budget, I run contractors, suppliers and deliveries, and you get regular photo and video reports, transparent payments and one person to call.
- Clear scope and fixed stages
- Payments tied to progress
- Weekly photo and video reports
- One responsible contact
Tell me about the property
A short message is enough to start. I reply personally, in English or Russian.
